Overview

Design vision

The site provides a natural extension to the south of Framlingham.  The proposals offer two distinct areas; residential to the north and employment to the south. 

The southern area responds directly to the existing area of employment to the west offering expanded facilities to the community.  The northern area comprises a proposed residential area continuing directly from the recent adjacent development, along with convenient links to this development and the wider context.

The residential area comprises a central tree lined avenue and focal route through the site from which we propose further access into the site and the public open spaces to the east and public footpaths around the site.

The area for employment will offer continuing benefits to the town with zones for offices, low tech units, parking and local retail opportunities.

The new homes will use a variety of established materials, styling and character commensurate with the local vernacular. This will include appropriate traditional detailing and a palette of colours and textures popular in the vicinity.

The emerging proposal includes:

  • A high quality employment site including a range of premises suitable for local business and job provision.

  • A mixture of  approximately 140 high quality, energy efficient new homes, including starter homes, family homes and affordable homes.

  • A potential site for a new retail convenience store to benefit to the local community.

  • Robust sustainable drainage features designed to cope with a 1 in 100 year flood event plus allowances for climate change.

  • Additional opportunities for swales and other drainage features to help reduce wider flood risk.

  • New tree planting and wildflower planting to deliver a Biodiversity Net Gain.

  • Retention of Public Rights of Way and improvements to connectivity with new footpaths.

  • Highways improvements where necessary to promote safety and cope with additional traffic movements.

  • Proportionate financial contributions to help local services expand.

  • New opportunities for local jobs and apprenticeships.
